CoreHaus Group Ltd

Payment Terms, Cancellation & Refunds

Important information about VIP membership payments, sourcing fees, immediate access, cancellation rights and refunds.

Important draft notice: These terms are prepared for CoreHaus’s proposed payment journey and should be reviewed by a qualified UK solicitor before publication or accepting payments. Nothing in these terms limits statutory consumer rights.

1. About CoreHaus

CoreHaus Group Ltd (“CoreHaus”, “we”, “us” or “our”) is a company registered in England and Wales under company number 17168883. Our registered office details are available on the Companies House register.

Payment and cancellation enquiries: payments@corehausgroupltd.uk.

CoreHaus is not currently registered for VAT. VAT is therefore not added to the prices displayed or agreed, unless our status changes and you are informed before contracting.

2. What these terms cover

These terms apply to payments made for:

  • monthly or annual CoreHaus VIP membership;
  • property sourcing services and sourcing fees agreed for a particular opportunity; and
  • any related paid services expressly identified before payment.

They must be read with the relevant membership description, sourcing agreement, opportunity information, Privacy Policy and any specific terms supplied before payment. If a bespoke written sourcing agreement conflicts with these general terms, the bespoke agreement applies to that sourcing instruction to the extent permitted by law.

3. Eligibility and contract formation

VIP membership is invitation-only. Payment does not override CoreHaus’s selection or verification requirements. A contract is formed when we accept your order and send confirmation, unless the checkout or bespoke agreement states otherwise.

Before paying, you must check the service description, price, billing interval, minimum term (if any), renewal arrangements and cancellation information. We may decline or refund a payment made through an incorrect, expired or unauthorised link.

4. Prices and payment

  • VIP prices and whether billing is monthly or annual will be shown before checkout.
  • Monthly and annual memberships may renew automatically using the payment method authorised at checkout until cancelled.
  • Sourcing fees vary by opportunity and will be confirmed in writing through a customer-specific invoice, payment link or sourcing agreement.
  • You must pay only the amount and through the secure link confirmed by CoreHaus.
  • Card and bank details are processed by the payment provider and are not entered directly on the CoreHaus website.

If a payment fails, access or work may be paused after reasonable notice, subject to your statutory rights and the applicable agreement.

5. Fourteen-day cancellation period

Consumers

If you are an individual acting wholly or mainly outside your trade, business, craft or profession, you will normally have 14 days from the day after the contract is made to cancel a distance contract for services without giving a reason, unless a lawful exception applies.

Immediate start of services

CoreHaus’s proposed process begins VIP access and sourcing work immediately after payment. Before we start during the 14-day period, you must make an express request for early performance. If you then cancel within the period, we may charge a proportionate amount for services properly supplied up to the time you told us you were cancelling. If a service has been fully performed during the period following your express request and required acknowledgement, the statutory cancellation right may end.

Immediate digital content

Where VIP membership includes digital content supplied immediately, checkout must obtain your prior express consent to begin supply and your acknowledgement that starting the supply may cause you to lose the statutory right to cancel that digital content. CoreHaus will provide confirmation of that consent and acknowledgement in a durable form.

Business customers

Statutory consumer cancellation rights may not apply where you contract wholly or mainly for business purposes. Any contractual cooling-off period will be stated in your specific agreement.

How to cancel

Send a clear cancellation statement to payments@corehausgroupltd.uk before the period expires. You may use the model form in section 14, but you do not have to.

6. VIP membership renewals and cancellation

  • Monthly: renews each month until cancelled.
  • Annual: renews each year until cancelled.
  • You may cancel future renewal through the payment provider’s customer portal (when enabled) or by emailing us.
  • Unless your statutory cancellation rights require otherwise, cancellation after the cooling-off period normally takes effect at the end of the current paid billing period.
  • Payments already made are not automatically refundable merely because you stop using the membership. Any statutory rights, service failure remedies and expressly stated guarantees remain unaffected.

We will make the renewal price, billing frequency and cancellation route clear before purchase. If a price changes, we will give reasonable notice before the change applies and explain your options.

7. Sourcing fees

A sourcing fee becomes payable only as set out in the relevant opportunity information and sourcing agreement. Because fees vary by deal, the amount, payment milestone, included work and any refund conditions must be confirmed in writing before payment.

A sourcing fee pays for the agreed sourcing and related services. It is not a deposit toward the property purchase unless expressly stated, and payment does not guarantee that a purchase will complete, that finance will be available, or that the investment will perform as anticipated.

If you cancel during a valid statutory cancellation period after expressly requesting an immediate start, CoreHaus may retain or recover only the proportionate amount lawfully due for work supplied up to cancellation. Other refunds are governed by statutory rights and the specific sourcing agreement.

8. Due diligence and investment disclaimer

Property investment involves risk. Property values, rental income, demand, interest rates, refurbishment costs and timescales can change. Illustrations, estimates and projected returns are not guarantees.

CoreHaus provides property sourcing information and support within the agreed service. Unless expressly agreed and appropriately authorised, CoreHaus does not provide regulated financial, mortgage, legal, tax, surveying or investment advice. You remain responsible for your own due diligence and should obtain independent advice from suitable solicitors, surveyors, accountants, mortgage advisers and other professionals before committing funds or proceeding with a purchase.

9. Refunds

Where a refund is legally due, we will process it without undue delay and normally to the original payment method. Timing after issue depends on the payment provider and your bank. We may require sufficient information to identify the transaction and verify the payer, but we will never ask you to send full card credentials by email.

Nothing here excludes remedies for services not carried out with reasonable care and skill, services not matching their description, or other rights under applicable consumer law.

10. Payment security and fraud prevention

Use only a payment link supplied through an official CoreHaus channel. Check the amount and description before authorising payment. Contact us if a link is unexpected or differs from your written agreement. We may conduct proportionate identity, anti-money-laundering, source-of-funds and fraud-prevention checks where required.

11. Complaints

Please first email payments@corehausgroupltd.uk with your name, transaction reference, a description of the issue and the outcome requested. We will acknowledge and investigate the complaint under our complaints procedure.

CoreHaus states that it is a Property Redress Scheme member (membership number PRS058544). Where the complaint is eligible and our internal procedure has been completed, you may be able to refer it to the Property Redress Scheme under its applicable rules.

12. Liability and statutory rights

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence. Nothing limits mandatory consumer rights.

Subject to those protections, each party is responsible for losses that are a reasonably foreseeable result of its breach. Additional limitations for business customers may be stated in a separately negotiated agreement.

13. Personal data

Personal data is handled in accordance with the CoreHaus Privacy Policy and the payment provider’s privacy notice. The payment provider acts under its own terms for payment processing. Do not send sensitive card or online-banking credentials to CoreHaus by email.

14. Model cancellation form

15. Changes, governing law and contact

We may update these terms for future orders. The version accepted when your contract is formed will apply to that contract unless a lawful change is agreed or required.

These terms are governed by the law of England and Wales. If you are a consumer resident elsewhere in the UK, you retain any mandatory protections and rights to bring proceedings available in your home jurisdiction.
